So, you've decided to sell your home and you want to know why you should hire me. As your agent, it is my job to give you the best representation I can and to sell your property for the highest price and in the shortest time possible. (See my marketing plan, listed below.) I will bring to you an unbiased proffesionalism and I will not tell you that your home is worth an overinflated price just to get your listing. Unrealistic expectations are usually met with frustration and disappointment, and a home that is overpriced will generally sit on the market for a longer period of time and will rarely fetch the original asking price. I will also not ask you for an "exclusive" listing just so I can collect both sides of the commission check, thus forcing you to rely solely on my client base alone to bring in a qualified buyer. The truth is, I can provide you the best service by offering maximum exposure to other realtors and prospective buyers through the MLS, something not available to "exclusive" listings. I will not do anything illegal or unethical and I do everything in my power to make your transaction run smoothly. In order to effectively market and sell your home, I will:
- Research and compile information on all homes comparable to yours and in your area that have sold in the last six months; this is done to better assist you in arriving at your asking price.
- Meet with you personally, explain the selling process, answer questions, and address any concerns you may have.
- Prepare all paperwork necessary to list your home and input all pertinent information into the MLS (Multiple Listing Service) within 12 hours of leaving your home.
- Provide you with two options of showcasing your home on the MLS - with either six color digital photos, or with one color digital photo and a virtual tour.
- Place at your home a sign with brochure holder, stocked with custom brochures. Signs will only be placed at your discretion and with your permission.
- Hold Open Houses when appropriate to do so.
- Consider and discuss with you other methods of advertising (ie., print publications and web sites) and implement those best suited for your particular property.
- Promptly present all offers to you and prepare and present any counter offers to the other party.
- Follow up with realtors who show your home, get feedback, evaluate activity, and address any problems.
- Answer and return phone calls to you, prospective buyers, and realtors, in a prompt and courteous manner.
- Attend home inspections and appraisals when appropriate to do so.
- Prepare you for the escrow process and make sure you are provided with a settlement statement.
At all times I will protect your interests and make myself available to you, keeping you informed of any material activity or changes. I will give you the best representation possible and do everything I can to make your transaction go through quickly and smoothly.
